Games Room
Our games room is a firm favourite for all ages. Perfect for rainy afternoons or competitive evenings, it’s a great space to unwind, have fun and make memories together. The Barn is open daily from 9.30am to 9.30pm.
Digital Free
To help you slow down and fully unwind, we’ve created our Digital Free Box, designed to encourage time away from screens and a return to life’s simple pleasures. Inside you’ll find games, walking books to explore the Norfolk Broads, and relaxing colouring activities.
We’ve also introduced a Baking Box, located in the laundry room, with all the equipment you need to bake a cake or biscuits – perfect for cosy, screen-free moments during your stay.
Laundry Room
Our on-site laundry room makes it easy to keep on top of washing during your stay — especially handy for families, walkers and dog owners. You’ll also find extra fridge and freezer space, a cupboard full of useful supplies, and our much-loved baking box.
Scenic Walks
Step straight out into the beauty of the Norfolk Broads. From gentle strolls to longer countryside walks, there are plenty of routes to explore, with peaceful views, wildlife and fresh air in abundance. Walking maps can be found in our guest information booklet.
Fishing Lake
Guests are welcome to enjoy our tranquil on-site fishing lake — a calm spot to relax, unwind and try your luck. Whether you’re an experienced angler or simply enjoy the peace and quiet, it’s a lovely place to spend a few hours. Please see our Fishing page for more information.
River Ant Fishing Pegs
We’re lucky to have access to cleared fishing pegs on the beautiful River Ant — a real highlight for fishing enthusiasts. The pegs are just a 10-minute walk away across fields, with plenty of room to take a trolley.

Perfectly placed between Horning and Ludham, Hall Farm Cottages is ideally located for exploring the Norfolk Broads, riverside pubs, boat hire and local attractions — all while enjoying a peaceful countryside setting.
EV Charging
We have an on-site Project EV charger available for guests staying with us.
Hot Tub Hire
Ramblers Cottage has a permanent hot tub. There is also the option to hire a hot tub for other cottages during your stay — this must be arranged in advance.
