Q: How can I book a property?

A: As you are probably on the website while reading this, you will find that the easiest way to book is online through our website.

You can click Book Now from the primary navigation of the website or from each property detail page to take you to the secure online booking form, this will take you through the different stages.

You can also complete the booking over the phone by calling 01692 630385.

If you have someone with mobility difficulties please do call us, so that we can run through your specific requirements.

Q: How do we make payment?

A: Our preferred payment method is by bank transfer but we do accept debit cards, credit cards and cheques.

Q: Is bed linen included?

A: The rental charge for your cottage includes bed linen (with beds made up for your arrival).

Q: Are towels included?

Towels are only included if you are travelling from abroad otherwise they are not included in the rental price but are available for hire on request.

Q: What if I cancel?

We recommend that all our visitors take out cancellation insurance.

If you have to cancel your holiday we will require written confirmation from the lead member of the party by e-mail or by post.

If you have taken out insurance then we will provide you with all the necessary paperwork you need to be able to make a claim.

If you have paid a deposit but have opted not to take any insurance, we will endeavour to re-let the property on your behalf. If successful you would no longer be liable for the balance of the holiday. (Deposits are non-refundable). Please be aware that if we are not able to relet the dates the liability for the full balance of the holiday will remain with you.

If you have paid in full for your holiday but have opted not to take any insurance, we will again try to relet the property on your behalf. If we are able to relet, you will be refunded with a balance payment of the cost of the accommodation. (Deposits are non-refundable).

Please be aware that no refund can be made if the property is not relet.

Q: Do you accept dogs?

A: Yes, dogs are welcome in all our cottages and the Loft. We recommend for comfort a maximum of 2 dogs in a 3 bedroom cottage, 1 dog in both our 2 bedroom cottages and the Loft Apartment. However, if the dogs are of the tiny variety we are happy to accept more, please contact us to check.

If you are thinking of bringing a puppy this MUST be declared to Hall Farm Cottages at the time of booking and will need to be specifically authorised.

We do have guidelines for dog owners and we do ask all dog owners to adhere to these guidelines (failure to do so may result in you being asked to leave without compensation).

Dogs must be under strict control at all times while on the property.

Any fouling of lawns etc. must be cleaned up without delay.

Please bring your own bed or basket for your dog to sleep in.

Dogs must not be left alone in the property.

Dogs must not be allowed on beds or furniture, and hair must be cleared up before departing.

We have built kennels and you are more than welcome to use these free of charge and we do have 2 dog crates available for hire to save room in your car.

Q: How enclosed is an ‘enclosed garden’?

A: An enclosed garden means that hedges or fences surround the garden of the cottage. This, however, does not necessarily mean that a garden is dog proof/child-friendly i.e. a dog may be able to get under a hedge or a child over a fence. If you require further details please contact us.

Q: When are properties changeover days?

A: Our usual ‘changeover’ or start days tend to be a Saturday during the high season. We do offer short breaks when we can, and these can be a Friday – Monday or a Monday – Friday.

When viewing our booking page it will state the respective changeover day. Please do not hesitate to call if you do have a specific day and we will try and accommodate this if possible.

Q: Do you cater for specific accessibility needs?

All our cottages (Loft excluded) have a downstairs bedroom with en-suite wet room. We recommend our 3 bedroom cottages for our visitors who are confined to a wheelchair and our 2 bedroom cottage for guests with mobility difficulties, click here for more information.

Q: Is there a washing machine in the cottage?

A: We have a laundry room and this is open 24 hours a day. There are 2 washing machines and a tumble dryer, all of which are on coin meters. We leave plenty of change and there is no need to bring detergent and softener as all this is supplied for you.

Q: Is there Wifi?

A: All our cottages have WIFI, and we are currently using a satellite system.

Q: Where is the parking?

A: The parking for some cottages is right outside their door. For the other cottages, there is a car park just outside the courtyard, and there is a trolley for unloading luggage to save your legs!

Q: How are the cottages heated?

A: During the colder months our cottages run on oil-fired central heating. We have a timer system so that the heating comes on automatically, but each cottage has a facility to override with a boost button.

Q: How do we hire a hot tub?

A: Ramblers Cottage has a permanent hot tub, so this is the cottage to book if you are wanting one! We are able to hire in additional hot tubs on a short-term basis for all our cottages; please contact us for more details.

Q: What time can we check in?

A: In order that your accommodation is properly prepared, our check-in time is 4 pm. If we are able to offer you an earlier check-in we will contact you 48 hours before.

However, if you would like to arrive earlier and drop off your luggage then you are more than welcome to do so.

We are very aware that our guests with mobility difficulties may struggle to find toilet facilities whilst traveling, so we try to have the accessible bathroom ready first in case you do want to pop in!

Q: What time is check out?

A: Check-out time is 9.30 am. If we are able to offer a later check out then we will let you know during your stay.

Q: Do you need a car to stay at Hall Farm?

To fully enjoy your stay here at Hall Farm Cottages we do recommend you have transport. Sadly we are not on a bus route and to fully appreciate the geography of Norfolk you do need a car.

Q: Are there any pubs or shops within walking distance?

A: During the holiday season, we have a local shop and café which is a 15-minute walk away. We have a private causeway that runs across our meadows and along the river bank and the grass is regularly cut.

Our closest pub is very popular and is only a 20-minute walk away and it is open all year round!

Q: How far away is the beach?

A: We are about a 20-minute drive to Norfolk’s award-winning coastline. Many of our beaches are dog-friendly and we have lots of information here at Hall Farm in our cottage information booklets.

Q: Are there any consumables I need to bring?

A: If this is the first time you have stayed in a self-catering cottage, you may not be aware of what you need to bring with you, or purchase locally. We supply the following items: one toilet roll and hand soap in each bathroom, tea towel, oven glove and a cloth in the kitchen, 2 black rubbish sacks, together with a starter pack of dishwasher powder or tablets, washing up liquid, anti-bac surface cleaner and salt and pepper.

You may need to bring the following items: spare toilet rolls, soap, dishwasher powder or tablets, rubbish sacks. Emergency supplies of these items are available for purchase from the office if required, during office hours.

We are happy to accept deliveries of online shopping on your behalf prior to your arrival. Please let us know if you have put in an order, together with delivery time.

A welcome tray is provided with tea, coffee, milk and sugar so you can put the kettle on before unpacking.

Q: Can I charge my electrical vehicle (EV)?

A: Yes! We have started our journey towards becoming a Greener business and we recognise that more and more visitors to Norfolk will be driving electric vehicles.

At Hall Farm Cottages we have installed a single socket PROJECT-EV 7.3KW 32A EV CHARGER that is available for shared guest use.  Unfortunately, we cannot provide rapid charging due to our limited rural electricity supply.

The EV charge point is located in the main carpark outside the laundry room. You will need to download the Project EV pro app, follow this link for full instructions.

 

We do not permit granny chargers or direct charging from our cottages via cable.
