The easiest way to book is online via our website (you’re probably here already!). Simply Book Now from the main menu or from an individual cottage page and follow the secure step-by-step booking process.
If you’d prefer to book over the phone, just give us a call on 01692 630385.
If anyone in your party has mobility difficulties, we strongly recommend calling us so we can chat through your specific requirements and make sure we match you to the right cottage.
Our preferred payment method is bank transfer, but we also accept debit cards, credit cards and cheques.
What’s Included
Yes. Bed linen is included in the rental price, and beds are made up ready for your arrival.
Towels are included for guests travelling from abroad. For UK guests, towels are not included as standard but are available to hire on request.
Cancellations
We strongly recommend that all guests take out holiday cancellation insurance. Please read our terms and conditions.
Dogs & Pets
Yes! Dogs are welcome in all our cottages and the Loft Apartment.
For comfort, we recommend:
- Up to 2 dogs in a 3-bedroom cottage
- 1 dog in our 2-bedroom cottages and the Loft
If your dogs are on the smaller side, we may be able to be flexible — just contact us to check.
We love welcoming well-behaved dogs and don’t charge extra for them — we just ask that you let us know in advance if you’re bringing one along. To keep everyone happy, please follow a few simple guidelines:
- Dogs should be kept under close control at all times
- Please clean up after your dog straight away (thank you!)
- Bring your dog’s own bed or basket so they feel at home
- Dogs shouldn’t be left alone in the property
- Please keep dogs off furniture and beds
- Before departure, ensure any dog hair is cleared away
For your convenience, we also have built kennels available free of charge, plus two dog crates available to hire if needed.
We really appreciate your cooperation. In rare cases, failure to follow these guidelines may result in guests being asked to leave without compensation.
An enclosed garden means the cottage garden is surrounded by fencing or hedging. However, this does not guarantee it is fully dog-proof or child-proof. If this is important for your stay, please contact us for more detailed information.
Arrival & Departure
During high season, our usual changeover day is Friday. Short breaks are available when possible, either Friday–Monday or Monday–Friday.
The changeover day will always be shown on the booking page. If you’re hoping for a specific day, please give us a call and we’ll do our best to help.
Check-in is from 4.00 pm to allow time for thorough preparation of your cottage. If an earlier check-in becomes available, we’ll contact you around 48 hours before arrival.
You’re welcome to arrive earlier to drop off luggage.
For guests with mobility difficulties, we try to prioritise preparing the accessible bathroom first, so facilities may be available earlier if needed.
Check-out is 9.30 am. If a later check-out becomes available, we’ll let you know during your stay.
Accessibility
Yes. All cottages (excluding the Loft) have a downstairs bedroom with an en-suite wet room.
We recommend:
- Our 3-bedroom cottages for wheelchair users
- Our 2-bedroom cottages for guests with mobility difficulties

Facilities
A midweek clean includes a general tidy and clean of the kitchen, a bathroom refresh, and hoovering and dusting throughout the cottage. Please note that a linen change isn’t included as standard, but this can be arranged for an additional cost if required.

Yes, all of our cottages have their own enclosed garden apart from the Loft Apartment. If you have specific requirements (for example, for dogs or children), please contact us and we’ll be happy to advise.
Yes — Hall Farm is very family friendly.
We cater for all ages and offer a wide range of facilities to help make your holiday enjoyable. We provide a safe environment for children, set well away from the road, and most of our cottages have grassy, enclosed gardens. Each family-friendly cottage also has its own private terrace with garden furniture, perfect for a relaxed family BBQ.
To complement the cottages, we have a spacious games room with a pool table and table tennis, along with plenty of toys and games to keep younger guests entertained. All cottages also include digital free boxes, ideal for cosy evenings and a bit of downtime after a busy day exploring. We really do try to ensure everyone is catered for, making your family holiday in Norfolk that extra bit special.
Baby extras
High chairs, travel cots and booster seats are available on request. These must be booked in advance as numbers are limited, and there may be a small additional charge.
Yes, all cottages have WiFi. We currently use a satellite system.
Yes. Each family-friendly cottage has its own private terrace with garden furniture, perfect for a BBQ. Please bring your own charcoal and lighting materials, and we ask that BBQs are left clean after use.
Some cottages have parking directly outside the door. Others use the nearby courtyard car park. A luggage trolley is available to make unloading easier.
All cottages have oil-fired central heating during the colder months. Heating is timer-controlled, with a boost button in each cottage if you need extra warmth.
Ramblers Cottage has a permanent hot tub.
We can also arrange short-term hot tub hire for other cottages — please contact us for availability and details.
Location & Getting Around
We do recommend having a car to fully enjoy your stay. We are not on a bus route, and exploring Norfolk is much easier with your own transport.
Yes — during the holiday season, there is a local shop and café around a 15-minute walk away via our private causeway across the meadows.
Our nearest pub is a very popular one, about a 20-minute walk away, and open all year round.
We’re approximately a 20-minute drive from Norfolk’s award-winning coastline. Many beaches are dog-friendly, and you’ll find lots of local recommendations in your cottage information booklet.
Practical Bits
We provide a starter supply to help you settle in, including:
- One toilet roll per bathroom, plus hand soap
- Tea towel, oven glove, cleaning cloth, and sponge
- Two black rubbish sacks
- Starter pack of dishwasher tablets
- Washing-up liquid and anti-bacterial surface cleaner
- Salt and pepper
You might like to bring extra toilet rolls, toiletries, dishwasher tablets, and rubbish sacks. Emergency supplies are available to purchase—just send us a message.
A welcome tray with tea, coffee, milk, and sugar is also provided, so you can put the kettle on and relax straight away.
Yes! We have started our journey towards becoming a Greener business and we recognise that more and more visitors to Norfolk will be driving electric vehicles.
At Hall Farm Cottages we have installed a single socket PROJECT-EV 7.3KW 32A EV CHARGER that is available for shared guest use. Unfortunately, we cannot provide rapid charging due to our limited rural electricity supply.
The EV charge point is located in the main carpark outside the laundry room. You will need to download the Project EV pro app, follow this link for full instructions.
We do not permit granny chargers or direct charging from our cottages via cable.
